Project Summary
Birla Carbon is one of the flagship businesses of the Aditya Birla Group. Its Marietta corporate offices were in high need of an upgrade to reflect the business’ global presence and contributions to R&D in the carbon sector. Given the company’s shift towards working from home, the client wanted to consolidate its office footprint and lease out the remaining space to a third party.
Our Role
Neev and LDG Consulting were brought in to help the client establish a real estate strategy for the existing building and act as Owner’s Rep for the design and construction of the renovation.
To establish the optimal real estate strategy for Birla, we engaged Newmark, a real estate consulting firm, to provide an analysis of various consolidation options including a sale-lease-back or continuing to own the building and leasing out the excess space to a third party. The owner ultimately decided to maintain ownership, consolidate its operations to the second floor and lease out the first floor space. We assisted the client in selecting the design team and construction firm through an selective bid process.
The 60,000sf renovation included a full gut of the space to create modern, technology-forward offices and common areas including a new cafeteria and client product showcase space. Construction was completed in January 2025.
Scope of work included:
- Establishing target budget and schedule for management approval including design, construction, legal and broker fees
- Selection and oversight of brokers and leasing process
- Selection of design team through RFP and interviews
- Negotiation of contracts with design consultants and general contractor
- Budget reviews and value engineering to ensure the project stayed within budget
- Budget tracking and approval of monthly progress invoices
- Design and construction management
