Project Summary

Oakland Exchange is an adaptive-reuse project along Atlanta’s Beltline, a 22-mile loop of trails, parks and transit connecting central neighbourhoods around the city.

The project includes the conversion of two historic 3 and 4 storey brick warehouses dating back to the early 1900s. A new 5th floor was added to the 4 storey building. The conversion will retain important architectural features of the existing warehouses including the heavy timber structure, steel windows and stair features. The design needed to adhere to historic preservation requirements which created challenges in the design of mechanical systems and unit layouts.

Both buildings together include 128 multifamily rental units and 20,000sf of commercial space. Approximately 20% of the units will be affordable. The project site also includes extensive landscaping and construction of new F&B buildings to link the warehouses to the Beltline spur.

Our Role

Neev and LDG Consulting acted as the Pre-Construction Owner’s Rep for the project. Our scope included:

  • Design reviews including unit layouts including accessibility considerations
  • Pricing and schedule reviews 
  • Value engineering exercises with the general contractor and Architect to bring the project within budget 
  • Review of design, pre-construction and construction contracts 
  • Coordination of low voltage design
  • Evaluation of major project decisions including:
    • Design-build versus traditional design approach for MEP scope
    • Conventional split system versus ductless mini splits for air conditioning 
    • Redesign of one warehouse from office to residential use mid-way through design

The project is currently in the permitting phase, with construction expected to start in 2025.
